Seattle Housing Market Update: More Listings, Less Competition as Summer Begins
The Seattle real estate market is shifting as we head into summer. While the Memorial Day holiday temporarily slowed activity, the bigger trend is clear: inventory is rising, competition is easing, and buyers are gaining more opportunities.
Seattle Housing Inventory Continues to Grow
Even with the holiday week, the market saw 799 new listings, up from 652 during the same week last year. Price reductions also increased significantly, climbing from 445 last year to 555 this year.
Pending and closed sales remained remarkably consistent year over year, showing that buyer demand is steady, but the growing number of homes for sale is creating a more balanced market.
Mortgage Rates Improve Slightly
Mortgage rates edged lower this week, with the average rate dropping to 6.61%, down from 6.67% the previous week. That’s also an improvement compared to 6.97% at this time last year, giving buyers a bit more purchasing power.
King County Market Update
King County experienced a slight cooling after the holiday:
- Median sale price dipped from $947,000 to $935,000.
- Homes sold for an average of 98% of asking price, compared to 100% the previous week.
- Only 22% of homes received multiple offers, down from 33%.
- Buyers were more likely to include inspection contingencies, a sign that competition is becoming less intense.
For buyers, this means more negotiating power and more homes to choose from. For sellers, accurate pricing and strong presentation are becoming increasingly important.
Snohomish County Shows Similar Trends
The Snohomish County housing market followed a similar pattern:
- Median sale price slipped slightly to $750,000.
- Homes sold for 98% of asking price on average.
- Multiple-offer situations dropped from 30% to 22%.
- Escalation clauses became increasingly rare, indicating softer competition.
Well-priced homes are still attracting strong interest, but many listings are selling at or below asking price without bidding wars.
