Seattle Housing Market Update – November 4th, 2025

The Seattle housing market is showing normal seasonal trends as we move into November. Inventory is shrinking, with only 440 new listings in King and Snohomish counties last week, down from 517 the week prior. Meanwhile, 499 homes saw price reductions, highlighting opportunities for buyers to negotiate below the original asking price.

Pending sales remain strong despite fewer new listings. King County reported a median sales price of $900,000, with homes selling at around 98% of the list price. Multiple offers are slightly down to 21% of listings, and 8% included escalation clauses, showing that competition exists but is manageable. Inspection contingencies have increased, with 52% of buyers in King County including them, providing added negotiation leverage.

Snohomish County mirrors these trends with a median sales price of $750,000 and 98% of list price achieved. Multiple offers occur on about 21% of homes, and 55% of buyers are including inspection contingencies, giving buyers more control and confidence in their offers.

For sellers, listing now offers the chance to stand out as fresh inventory hits the market, while buyers benefit from reduced prices, active negotiations, and less competition on older listings. Overall, the Seattle market continues its seasonal slowdown, but opportunities remain for informed buyers and sellers.
